In order to optimize the quality / price ratio of the Project, the Client requests CORE a strategic approach valued for its incorporation in the project at 31 Mesoncillos Street, Madrid.

CORE, expert in Design & Construction Management under Lean Project Delivery System principles enhanced with new technologies proposes the Project Management and Target Value Design approach and services.

The project consists of the demolition of the existing structure and the construction of a new single-family house. The house will consist of one floor below ground level and two floors above ground level.

CORE has incorporated some of the aspects of its C2R Construction Project Management System contributing to the Project with:

i. Establishment of the Target Budget of the works with the Target Value Design technique.
ii. Preparation of Expressions of Interest, administrative and technical specifications for the contracting processes.
iii. Economic review of the value engineering proposals initiated by the Client or the contractor.
iv. Management of the collaborative process for the Project.
v. Assistance to the Client in the final negotiation with the contractor and other stakeholders.

These improvements over traditional project management systems have contributed to the cost savings and schedule optimization experienced in the Project, as well as an early management of changes required by the client.
