Urbania Real Estate is developing the Bcome Ideo Student Residence Project in Cantoblanco, Madrid.

The Project, designed by the Morph/Inergia team, consists of developing a complex for an endowment of 435 rooms, common areas, swimming pool and cafeteria for public use with a total of 11,800 m2 built.

The development of the execution project is carried out through a collaborative process promoter/architect/construction company with the tender of the latter in the basic project phase.Urbania Real Estate incorporates the Target Value Design methodology of CORE during the bidding and execution phase of the project.

CORE incorporated some of the aspects of its C2R System for Lean Project & Construction Management, implementing in the Project:

I. signing and subsequent management of a collaborative contract with risk sharing in the design development phases between Promoter and Contractor,

ii. implementation of Value Engineering processes from the bidding phase to the closing of the price of the execution project for the realization of a project against cost,

iii. implementation of a communication management system and weekly tasks integrating all the Project stakeholders, under the Last Planner ® System methodology in the pre-construction phase,

iv. Coordination of the development of the execution project in the BIM environment to obtain agreed measurements between the Architect/Constructor for the execution of the purchases

v. Last Planner ® System methodology for the execution phase to mitigate risks in the deadlines of the work.

These improvements over the usual project management systems have contributed to the cost savings and optimization of deadlines experienced in the Project, as well as an anticipated management of the changes required by Urbania.
