Stoneweg is managing a two-tower residential development for AXA on Paseo de la Dirección in Madrid. The Project, designed by the team led by Touza Arquitectos, i3 Ingenieros and Ingeniería Valladares, has a built area of 70,000sqm with 40,000sqm and 330 dwellings in Tower 1, and 30,000 m2c and 209 dwellings in Tower 2. Both towers have 26 floors plus basements, and will be executed in several Phases. Phase I, including retaining walls and excavation, has been awarded to Terratest.
For this Project, Stoneweg has decided to incorporate CORE into the Project Management team led by BOVIS, developing BIM Management tasks within the project management team. Additionally, Terratest has decided to incorporate CORE as part of its technical office for the BIM Modeling and Time Management tasks of its contract.
CORE has incorporated some of the aspects of its C2R Construction Project Management System allowing for the Project:
i) the development of a coordinated execution project in a BIM environment, from which the measurements for procurement are obtained,
ii) the incorporation in the execution of the first phase of the works of the Last Planner ® System technique,
iii) the development of BIM To-Build and As-Built models during the execution of the works. The BIM models are used to manage project changes, obtain layout plans, obtain measurements for budgets / certifications and obtain As-Built information of the executed work.
iv) a task management system for the entire integrated management team of the project in the construction phase, anticipating, 6 weeks ahead, the incidents that could prevent the optimization of the production of the works.
These improvements over the usual project management systems are contributing to cost savings and optimization of deadlines experienced in the Project, as well as early management of the changes required by the Project team
