Target Value Design is one of the main techniques of the Lean Project Delivery System philosophy for a lean cost management of the process. Unlike the traditional construction cost management systems, in the Target Value Design technique engineers, architects, contractors, subcontractors and suppliers work collaboratively against a packaged target budget, previously agreed upon in Big-Rooms.
CORE has developed its own methodology for the implementation of this method of economic management of the Project that is based on BIM methodology.
Last Planner ® System is the main technique of the Lean Project Delivery System philosophy for time management through the pre-construction or construction phases. The application of the Last Planner System implies that each person responsible for executing a design sub-deliverable or construction plans its work collaboratively together with the rest of the managers.These managers are specialists in their discipline, and have the capacity to mobilize resources for the execution of their sub-deliverable.
CORE's Last Planner ® System is applied in all cases where CORE plays the role of Construction Manager, and can also complement the Project Management and/or Project Construction Management teams, the latter usually incorporated through Main Contractors.
The Building Information Modeling – BIM – methodology implements a Digital Twin in the Project by perfectly defining all the elements of the work through a 3D model. BIM Models exponentially improve the understanding of the Project by all stakeholders and significantly reduce the number of incidents during construction, thus minimizing construction risk.
The BIM methodology is applied in all cases where CORE plays the role of Construction Manager. CORE's BIM Models are also used by developers and construction companies prior and during construction for i) budgets and scheduling, ii) procurement, iii) automatic obtaining of layout plans, iv) preparation of certifications, and v) generation of As- Built.
